Management Set Up Fee £300.00 Inclusive of VAT        
  and 8% of the gross rental pcm thereafter.          
NOTE: No further charges shall apply unless services from the list below are required.
Fees negiotiable for multiple properties.
To include:            
Valuation            
Marketing of property in our window displays and leading property websites.
Accompanied viewings.
Collecting rent and chasing payment if required.
Reading of gas and electric meters.
Access to our full 24 hours maintenance and repair service if required.
Property inspections every three months.
Ensuring property complies with current rental legislation, ie gas certificates, etc.
Changing of tenants to include all of the above services again, at no extra cost.
                 
Annual Gas Safety Certificate £105.00 Inclusive of VAT        
To include:            
One Gas Safety Certificate in compliance wth current legslation.
               
Energy Performance £105.00 Inclusive of VAT        
Certificate            
To include:            
One Energy Performance Certificate in compliance with legislation which came into effect in 2008.
                 
Electrical Certificate From Inclusive of VAT        
Certificate £125.00 (Prices vary depending on property size).        
To include:            
One Electrical Safety Certificate.
NOTE: Currently there is no obligation for Landlords to have an Electrical Safety Certificate, however we strongly recommend one.

Extra Property Inspections £25.00 Inclusive of VAT        
(Per Visit)            
To include:            
An additional inspection further to our usual 3 monthly visits.
               
Section 21 £150.00 Inclusive of VAT        
Notice Requiring Possession            
To include:            
Drafting and preparing of a Notice to Vacate should you require. Attending property at date of expiry and advising thereafter.  
NOTE: Serving a Section 21 is not a guarantee that tenants will vacate, however we will continue to offer assistance to the next step which is a Possession Order. We use our Solicitor for this and will continue to offer advice and support as required.

Liaising with our Solicitor and advising you accordingly.
NOTE: Possession Orders are not a regular occurrence and each case is different. Therefore we will provide you with a quotation before proceeding.

24 Hour Maintenance From Inclusive of VAT        
Call Out Service £42.00 per hour (labour only).        
To include:            
A service whereby your tenants can contact us 24 hours a day.
24 hour call out service for maintenance and repairs by our multi-skilled professional tradesmen.
